Your costs associated with buying property in Italy
Fees for our consultations under Our Services:
- 4% for properties with a sales price of € 0-150000, + Italian VAT 21%.
- 3% for properties with a sales price more than € 151,000, + Italian VAT 21%.
- Notary fees, approximately € 1200-3500, + Italian VAT 21%.
- Italian tax on purchase of property and, when applicable, land. The tax is 10% for property and 18% for land, but is calculated on the tax value, not the sales value. The tax value is usually about 40% of the sales value. The tax is reduced to 3% if you are 'residente', ie within 18 months make an appliction to become registered as 'residente' in the Italian municipality concerned.
Additional services:
- Refurbishment and restoration. We help you to find a Project Manager who speaks English and Italian. The Project manager takes in qoutes, has continuous contact with a 'geometra', which is a structural engineer / architect, who among other things, issues all documents for building permit applications. The Project Manager negotiates a fixed price, and continuously monitors the project and reports to you.
- Assistance with application to become a 'residente'.
